I see you can now list your property privately on http://www.homes247.com.au for $29.95. They may not have the exposure of the other real estate websites, but at the same time, they’re not charging the earth to list.
The price of Allhomes private listing has gone up quite a bit recently! :- (
I found there are few agencies around charging very reasonably though. For example;

The agent is doing all the hard yards and save you from all the hassles dealing with problematic “potential buyers”, I see no problem to pay for their work, as long as the commission is not as heavy as 2-3% charged by the Canberra oligopolies!

Yowsers. It was $1000 only 18 months ago.
Maybe they could just make it $6000 for private sellers, and $500 for real-estate agents and see if they still get lots of private sellers? 😛
In relation to the original inquiry, what would you gain by buying privately? Agents want to move properties and in today’s buyers market they’re just as likely to talk the owner into a cheaper deal if you make an offer and stick to it. We recently bought a unit in Downer that was in pretty average condition (basically unreadable due to kitchen and bathroom and had been empty for 4 years) Agent was keen to get it off his books and as we’d been the only people to show a real interest he didn’t seem to waste any time in getting our rather low offer accepted.
I’d say Allhomes is still owned by the Blackshaw’s why would you let a cash cow like that go? well fully anyway 😉 But who really cares about owner speculation. The site works and is really the only place to list with or without an agent.

Probably because the agents buy their ads wholesale (i.e. in groups of 50+ ads, so a significant discount – akin to wholesale prices). I would also imagine that they would get little if any customer service support if they had issues with the ads.
But yeah, $1250 is a bit steep, considering there was a thread here on RA a while back ago on how to sell a house – and at $350, with a bit of time and discussion with your solicitor you could save yourself a tidy sum and DIY the whole process (either in a lower asking price = selling faster; retaining the normal agent fee = higher wealth extraction).
Its now $1295 to list a property on allhomes. I doubt too many agents are that cheap, they obviously offer a service though.

Anyone remember Multilist? But some agencies very ostentatiously eschewed being in it. AllHomes seems to have cut through that and enticed everyone in.
It is very convenient to be able to just list ’em up, and see quite quickly that you still can’t afford anything! I like stickybeaking around peoples’ places via the photos though.
Yep Allhomes got in early and first and now well over 90% of the market is on it.
