With an award-winning design that centralises sunshine and lush views, 25 Fitzsimmons Street in Nicholls is a four-bedroom, three-bathroom property with a lot to offer.

This stunning home earned TT Architecture the prestigious 1999 Master Builders “House of the Year” award. Taking a look outside and in, it’s easy to see why.

“The design is unique, and there are interesting features throughout the home,” LJ Hooker Gungahlin agent Troy Thompson says.

“First of all, there are windows everywhere, taking advantage of an ideal northerly aspect, and many of those windows are placed in high positions to take advantage of the gable roof.

“Most of the feedback that we have had has been about the design; it’s just a stunning home. We’ve had groups come through and explore for 45 minutes at a time; there’s just so much to look at.”

The property’s design and floor plan afford an exceptional level of comfort, with a large, open family, dining and kitchen area at the centre of the home, as well as a separate formal living space, a private study, and even a private theatre room.

“It’s a proper theatre room too, with blackout curtains and a projector. The kind of lifestyle this home offers is next level, and it’s very versatile. There’s a guest suite downstairs with an ensuite and a sauna, which has been converted into a gym but it could be anything,” Troy says.

All of the home’s living spaces and secondary bedrooms are spread across more than 300 sqm of ground floor, while the top floor is reserved for the main suite.

“The main suite is a special room. It has a distinctive pitched roof with full height ceilings between three and four metres high, it has its own balcony, an ethanol fireplace, a large dressing room and an ensuite,” Troy says.

“And like the rest of the home, there are windows everywhere so the homeowner can take advantage of the views out over the golf course.”

Those views take in Black Mountain in the distance and have a sweeping panorama of the manicured greenery of Gold Creek Country Club.

The home’s outdoor offering is significant, with a main courtyard serving as an alfresco dining area, perfect for barbecues, as well as a separate, more private horseshoe-shaped courtyard.

“One of the home’s courtyards directly connects to the golf course, making for a great place to go for walks in the morning. And of course, having the golf course on the boundary rather than another neighbour cuts down on noise,” Troy says.

Located in the suburb of Nicholls on a quiet street, this home is perfectly positioned to take advantage of Gungahlin’s amenities as the town centre is just a few minutes’ drive away.

“I’d say that Nicholls is one of Gungahlin’s premier suburbs and this home is very close to the town centre, with all of its shopping, dining and light rail into the city,” Troy says.

Perfect for a family looking to upsize or a professional couple looking for space and versatility, this property has everything one could need in a forever home.
