Prime development blocks released in the future heart of Ginninderry

Development opportunities in the future heart of Ginninderry will soon be auctioned, with new land options designed to meet growing buyer demand.

The latest release includes 10 multi-unit sites ranging from two to 24 dwellings and two terrace packages, all within walking distance of Ginninderry’s first retail centre, Strathnairn Village. Although the retail centre is still subject to approval, it’s anticipated to open in late 2027.

Civium director Andrew Smith said the site was perfectly positioned so developers could offer buyers easy access to amenities in what would one day be the centre of the ACT’s first 6 Star Green Star community.

“The development sites and future residences are all within short walking distance from the local shops, which are planned to include a supermarket and specialty stores,” he said.

“The site for those shops is currently on the market for sale, so it should be ready by the time future residents move in, adding to the fantastic amenity buyers will have access to.”

The release focuses on higher-density housing, offering flexible opportunities for builders, investors or intergenerational families.

The blocks range from 600 sqm dual-occupancy blocks to the largest, a 3189 sqm block that will host a maximum of 24 townhouses or apartments.

Terrace packs would have 10 to 13 blocks, each about 200 sqm. While homes on these blocks would share walls, they would have separate titles, allowing developers to deliver homes at price points the market craves.

“This means buyers could get a separate title home at entry-level price points. They’ll ultimately be attractive to first-home buyers or small families who want outdoor space but at a price point lower than a single-dwelling residence on a bigger block,” Andrew said.

“We’re finding this is generally an undersupplied part of the market, so homes built on these blocks will represent great value for first-home buyers who are generally being priced out of buying free-standing homes.”

As part of a sustainable, master-planned community, homes built on these blocks will be close to community facilities and open spaces.

Just 500 metres away is Strathnairn’s main park, complete with a kids’ playground, multi-sport court, cricket nets and barbecue facilities, and next to that, Strathnairn School is set to open in 2026.

Located at the intersection of Pro Hart Avenue and a future connecting road to Parkwood Road, the blocks are also close to transport links, with residents able to reach Belconnen in 12 minutes and Canberra City in 20 minutes.

Andrew said the release created a standout opportunity to deliver quality, sustainable homes that would help set the tone for the future heart of Ginninderry.
