The Canberra Southern Cross Club has submitted plans for 312 units across two 12-storey buildings as part of its Yarravale residential precinct being developed on the former pitch’n’putt land in Phillip.
It is the third stage of its plans and follows the approved build-to-rent project, which will deliver 140 units across two six-storey buildings, and the approved for-sale project, which will provide 199 units across six- and 12-storey buildings.
The overall site masterplan, developed by Stewart Architecture, includes seven buildings between six and 16 storeys, containing 888 residential units, and will transform that section of Yamba Drive.
The site is located at the northern gateway to the Woden Town Centre, adjacent to the future Light Rail Stage 2B stop to the west and the Stellar Health and Wellbeing Facility to the east.
The DA, prepared by Planit, says the new proposal is a for-sale project involving Buildings F and G and is expected to cost $114 million to build.
The larger Building F will address Yamba Drive to the north and the internal driveway at the southern end, with the main entry from the precinct’s large central park.
It will comprise 199 units: 83 one-bedroom, 105 two-bedroom, and 11 three-bedroom dwellings, with a central lobby and four lifts.
On the ground, two non-residential units could be used for community facilities or a business, such as a cafe or small shop, subject to a future lease variation.
There will also be bike storage and amenities, with a connection through to the V-shaped landscaped pool area between the two buildings.
Building G will be a nine- and 12-storey development comprising 113 units (52 one-bedroom, 49 two-bedroom, and 12 three-bedroom), with a central main entry, lobby and two lifts.

Both buildings will sit on a three-level basement providing 432 parking spaces, including 10 for visitors. A further 27 spaces are proposed on the ground for visitors.
Building F will include three different one-bedroom types, with areas between 54 and 66 sqm and nine different two-bedroom types, with areas between 74 and 96 sqm, and three three-bedroom types, with areas between 108 and 117 sqm.
For Building G, there will be three one-bedroom types (areas between 58 and 64 sqm), five two-bedroom types (areas between 78 and 87 sqm) and two three-bedroom types (between 122 and 126 sqm).
The DA states that each apartment will have private open space, either a balcony or a courtyard.
The ground floors of each building will be 4 metres floor-to-floor to allow extra light, while the other floors will be 3.15 metres.
Ceiling levels to apartments are a minimum of 2.7 metres for living areas and bedrooms, and a minimum of 2.4 metres for wet areas.

The project will require the removal of 42 regulated or protected trees, 32 within the footprint of Buildings F and G and 10 within the future footprint of Building E.
The landscaping plan proposes planting 97 new trees to replace those removed.
These will include native and exotic species, along with other landscaping plantings, and five new street trees within the Yamba Drive road reserve.
The DA says the Yamba Drive road reserve alignment is expected to change in future to support light rail to Woden, but this may be more than a decade away.
As part of the club’s commitment to achieving a 5-Star Communities Green Star rating, the project will include sustainability features such as rooftop solar, high energy-efficiency ratings, electric-vehicle-ready parking, and encourage a food garden.
The final DA for the precinct will require Building E to be sited at the north-west corner of the site, next to the roundabout. It will be the tallest of the seven buildings at 16 storeys.
Marketing has already started for the Yarravale precinct’s first for-sale stage, Sage.
The comment period on the new DA is open until 2 March.
