Ultimate convenience is at the heart of a ballot release of new residential land in Strathnairn Village, offering buyers the chance to secure a homesite within walking distance of the future Strathnairn Retail Centre.
The ballot for 50 new homesites will close next month, as developers position the growing suburb for its next stage — a retail centre designed to put shops, services and community spaces within walking distance of residents.
Ginninderry head of sales, marketing and communications Marcus Mills-Smith said the release reinforced a village lifestyle in which daily routines take place close to home.
“In terms of the urban and built form design, walkability is a key element here,” he said.
“You can take the dog (or yourself) for a walk in the morning around a nearby pocket park, pop over to the retail centre for a coffee, hit the gym, stop in to grab bread and milk – all those day-to-day moments that make up life.
“It’s ultimate convenience, a sort of inner city way of living, but without sacrificing the special community and village-feel of being part of this new suburb.”
The release includes 36 single residential blocks and seven duplex packages (14 duplex blocks), positioned just 1 km from Paddys Park and Strathnairn School and Early Learning Centre.
The blocks are situated on Pro Hart Avenue, adjacent to the future connection to Parkwood Road, with easy access to public transport.
The 36 single residential blocks range in size from 328 sqm to 439 sqm and are priced from $412,000. The duplex blocks range from 280 sqm to 378 sqm, with packages starting at $688,000. The duplex sites require a minimum two-storey build.
More than 2700 residents have already moved into the broader Ginninderry development, which has been progressively expanding along Canberra’s north-western fringe. However, this release is the first with RZ4 zoning for single residential blocks, allowing homes to be built up to three storeys (12.5 metres) as DA-exempt developments, subject to ACT Planning requirements.
The zoning is aimed at supporting contemporary lifestyles, flexibility and long-term sustainability.
“I can see some people taking full advantage of it from the start and building the full three storeys to factor in multi-generational living, work-from-home space and so on,” Marcus said.
“But it also allows people to future-proof: build for what they need now and expand later, rather than footing the transaction costs and upheaval of moving to upsize.”
He said the development was intended to appeal to first-home buyers, right-sizers, and young families seeking proximity to schools and open space.
All homes built within the release must comply with a curated material and colour palette aimed at maintaining a consistent streetscape, supporting more sustainable, energy-efficient living and helping reduce household running costs.
Ginninderry is also offering front garden landscaping and construction waste management as part of the purchase.
Marcus said the release reflected strong demand for well-connected, thoughtfully designed neighbourhoods.
“This release represents an important step in the evolution of Strathnairn Village, particularly as we prepare for the delivery of Ginninderry’s first retail centre,” he said.
“Being able to live within walking distance of everyday essentials fundamentally changes how people experience their neighbourhood.

The ballot system, commonly used in the ACT to allocate popular land releases, will close at 5 pm on Friday, 13 March.
