The first residents of the 350-apartment Sense of Yowani retirement village will move in from early 2027, with the ground broken on the first stage of the Lyneham project.
Part of the 1000-dwelling Newlyne precinct being developed by Tony Pan’s TP Dynamics in partnership with the Yowani Country Club, Sense of Yowani will be home to more than 400 residents.
It is TP Dynamics’ first foray into establishing its own retirement village brand.
The initial stage will deliver 49 apartments and include concierge and reception services, a cafe and restaurant, and wellness spaces.
It will be conveniently located opposite Swinden Street light rail station.
The second stage, to be completed in 2028, will feature a health and wellness precinct providing a gym, pool and multi-use studio, as well as extra hospitality outlets.
The village will also provide access to the adjacent Yowani golf course.
Sense of Yowani will comprise one-, two- and three-bedroom apartments, and the first stage is 70 per cent sold.
It is offering resort-style, amenity-rich living set in parkland, with convenience a feature, being only four kilometres from the city.

About 100 guests – including future residents, industry representatives and members of the development team – marked the ground-breaking milestone with a sod-turning ceremony on Wednesday (17 September).
They also celebrated the milestone in the Newlyne Display Centre, where they could inspect models of the development, experience interior apartment settings first-hand and be updated on the construction timeline.
The event formalised and strengthened the strategic alliance between TP Dynamics and Yowani Country Club, which first drafted the plans for the Newlyne precinct in 2015.

Mr Pan said it was an exciting day to mark the start of this project.
“This is a great day for TP Dynamics, Yowani and our amazing residents,” he said.
“I can feel the excitement and cannot wait for our residents to call this home. Sense of Yowani will be a very special place where location and lifestyle merge effortlessly for our senior Canberrans.”
Sense Retirement business development manager Matt O’Connor said the project’s goal was to provide every resident with a sense of purpose, home and belonging.
“We are committed to ensuring our residents experience many happy memories during their time here and are well looked after,” he said.
TP Dynamics chief operating officer Jordan Wind said the ground-breaking ceremony marked the start of TP Dynamics’ journey as the developer, builder and operator of Sense of Yowani.
“It was great being on site with the residents today as it sharpens the whole team’s focus, ensuring everything is perfect for this project,” he said.
