Wander down this quiet leafy street minutes from the heart of Merimbula and you’ll come across a two-level home loaded with character.

Architecturally designed and built in the early 2000s, 44 Collins Street is well known around town for its cheerful pastel-yellow facade. But there are plenty of other features around the home worth raving about, and they become obvious from the moment visitors step inside.

Four extra-large bedrooms, two colourful bathrooms and sunny living areas combine with a private deck, lush lawns and established gardens to create the perfect family entertainer.

“Everyone knows the yellow house on Collins Street, you can’t help but smile when you see it,” Leanne Higgins from McGrath Merimbula says.

“This isn’t just a character home, though. Number 44 is a complete package with plenty of room to grow, facing north and located close to shops, cafes, parks and the ocean.

“You can also enjoy stunning views without having to compromise on privacy. That’s a rare combination.”

Stepping past the ocean-coloured threshold, visitors are led upstairs into a comfy living area. Soft blue walls and polished timber floors bathed in natural light create a peaceful atmosphere ideal for spending quality time with loved ones.

The open-plan kitchen and dining space continues the pastel-yellow theme. Storage won’t be a problem in this kitchen, which also has a handy breakfast bar for casual meals.

“This space has a wonderful beachy vibe that immediately makes you feel at home,” Leanne says.

“The built-in window seat beside the dining area caught my eye immediately. It’d be a dream to curl up there with a good book.”

Alfresco diners will be thrilled by the upstairs entertainment deck, a warm, inviting space with more than enough room to host family and friends for breakfast, lunch or dinner.

The master bedroom features a large walk-through wardrobe that leads to a peaceful ensuite. Adding to its serene atmosphere is a Juliet balcony, facing north to capture the morning sun.

“The view from this balcony is stunning all day long,” Leanne says.

“You’ll be able to watch the sun rise across the channel, take in the bright blue sky at midday, and admire twinkling lights in the evening on the other side of the bar.”

All three remaining bedrooms are oversized with built-in robes, soft carpets and garden views.

Number 44 is set on a fully fenced block measuring 1078 sqm. Established gardens surround the yellow house, adding to its privacy and charm.

Tucked into an alcove, facing the backyard, is a tiled outdoor shower, perfect for a quick rinse after the beach.

The backyard itself is large and thriving, with lush grass for kids, grandkids and pets to play on, as well as a little garden shed, veggie bed, and a classic Hills-Hoist-style clothesline.

Leanne has called Merimbula home for 24 years and raised two children in the friendly seaside town. She says growing up on the Sapphire Coast is a wonderful start to life.

“Merimbula is very family-friendly. Everyone says hello on the street and neighbours look after each other,” she says.

“We have a great local primary school, plenty of sports and community clubs to get involved in, and our beaches and national parks are just spectacular.

“Whether you’re looking for a family home, somewhere peaceful to retire, or an investment property in a tightly-held area, number 44 is sure to deliver.”

44 Collins Street in Merimbula is priced at $1,595,000. For more information or to book an inspection, contact Leanna Higgins on 0497 291 731.
