Imagine living in your own sun-lit slice of history, set on a leafy block just a short walk from Braidwood’s main thoroughfare.

Built around 1850, 120 Duncan Street is a three-bedroom, one-bathroom cottage loaded with charm and surrounded by storybook gardens.

The current owners carefully renovated the home in 2013, expanding the living spaces and incorporating modern features. Bright shades of blue, green, pink and peach create a unique sense of character throughout.

Once indoors, it’s all about comfort.

Through the bright blue front door is an inviting lounge, complete with an original combustion fireplace that hints at the home’s historic past. Modern finishes balance the relaxed atmosphere.

A few steps further, the home opens up into an open-plan kitchen, dining, and north-facing sunroom.

“The current owners have done a wonderful job bringing this property up to modern specs while preserving historic features,” says Kelly Allen, sales agent with Belle Property Braidwood.

“My favourite spot would have to be the sunroom. It’s warm, welcoming, and offers a view of St Andrew’s church tower peeking through the treetops.”

All three bedrooms are generously sized with leafy views of the garden and the surrounding streetscape.

Two have built-in storage, while the third offers external access and a hearth. The hearth is currently out of commission, but it could be restored or further decorated to make a stunning feature piece.

The bedrooms share a delightful multi-coloured bathroom with a separate tub and shower. Cool shades of blue and green promote relaxation, and the pink vanity brings a pop of colour.

There’s also a handy powder room next door for privacy.

Ducted reverse-cycle air conditioning keeps living spaces comfortable throughout the year.

Outdoors, the cottage garden is designed to maximise space while remaining easy to manage.

Established trees surrounding the block keep everything nice and private.

Tucked away under the eaves is a little patio, ready to host family barbecues alfresco-style or a quiet morning coffee before the day begins in earnest.

“The raised veggie bed is brimming with mature herbs, which will delight green thumbs and home chefs,” Kelly says.

“The open-air lawn and timber treehouse are sure to provide endless hours of fun for kids and grandkids.”

Number 120 also enjoys a double garage with rear lane access for extra convenience.

Tucked halfway between Canberra and the NSW South Coast, Braidwood is well-known for its beautifully preserved colonial architecture and lively arts, culture, retail, and hospitality scene.

Braidwood’s authentic village atmosphere draws in a friendly mix of travellers, young families, long-time locals and small business owners.

The fortnightly farmers market is a must-visit, showcasing fresh produce, artisanal goods and more.

“This lovingly renovated home would be perfect for a young family, retiree couple, or professional looking for that slower village lifestyle,” Kelly says.

“It would also make a wonderful Airbnb for the savvy investor.

“No matter who you are, if you’ve ever dreamt of owning one of Braidwood’s iconic country cottages, 102 Duncan Street is sure to capture your heart.”

102 Duncan Street, Braidwood, is up for sale via expressions of interest, with a price guide of $950,000. For more information, or to book an inspection, contact Kelly Allen on 0466 632 696.
