A homestead on a huge block just a few minutes walk from the centre of Yass, 7 Crocker Close is a five-bedroom, three-bathroom, one-off home that does things differently.

The first part of the home was built in 1890, but it has been extensively renovated and added to over the years. Unlike many additions, the modernisation hasn’t taken away from the personality and character of this turn-of-the-century time capsule.

“The property has old style and new features. Someone who respects history will love this place, and it’s a very liveable home; it’s certainly not an antique. It has 20 solar panels, a Fisher & Paykel cooktop and one-and-a-half electric ovens,” LJ Hooker Country Canberra agent Naish Stormon says.

This kind of history comes with plenty of design features that are harder and harder to find in modern homes. High ceilings, timber-framed windows, two slow combustion fireplaces, honeycomb blinds, window nooks and a huge verandah are just some of the features that stand out.

A recently added breakfast nook shows that the home still has room for an owner to add their own touch.

The home’s top floor is dedicated to a parents’ retreat, with an ensuite, a large walk-in robe and a loft-style library with a reading nook at the window.

“The top floor space is great for people who value their privacy. The library could be a lot of things; converting it into a study would be easy, or it could be built up even further to accommodate a bookworm. The bedroom itself is very large and the ensuite has in-floor heating,” Naish says.

And when guests stay over, they’ll appreciate the ensuite on their bedroom, too.

With 4000 sqm of land, the property provides plenty of room to roam. The space has all been used well and with established native greenery, raised beds and a shed, gardening is easy.

“The garden, being mainly native, is a real asset. It means you don’t have to spend all your time maintaining it, and the raised beds would be great for a veggie patch,” Naish says.

But we’re saving the best feature for last: the tennis court, accessed from the main garden by a small staircase.

“The tennis court is great. It could be kept as-is if the next owner is a tennis enthusiast, but the space could be used in other ways – a pool comes to mind,” Naish says.

Two covered entertaining areas and the large verandah provide the perfect spot to just sit and watch the weather change.

“The home has space for everyone to enjoy, with three internal living spaces and three outdoor areas that take advantage of the northerly aspect,” Naish says.

For a home of this size, with significant outdoor space and a sprawling floorplan, it’s surprising that it sits so close to town.

“Yass’s main drag is about five minutes away, and it’s an exciting area to be in; it’s certainly growing. There are shops, cafes, restaurants, pubs and Yazzbar, which is a much loved local spot with great drinks, live music and entertainment,” Naish says.

“And of course, being in Yass, there are lots of wineries nearby, Murrumbateman is close, and there are plenty of festivals that come to Yass each year.”

The home’s flexible floor plan and abundance of space suit those who want a quieter lifestyle in a smaller town who want to work from home.

“There are any number of spaces to set up an office; someone from Canberra could set up a great work-from-home space here,” Naish says.

A unique home with plenty of green space in a thriving town, this homestead-style property near the heart of Yass is a special place that manages to do everything at once and does it well.
