Welcome to Urimbirra.

Set on 84 acres at the base of Gulaga Mountain, 49 Mount Dromedary Trail in Tilba Tilba has long been a place of peace, relaxation and connection.

Whale Coast Realty sales agent John Murray says Urimbirra’s timeless elegance and natural surrounds imbue a sense of calm in every visitor.

“Being at the foot of Gulaga Mountain, it’s so special and such a joy to be there,” John says.

“From the moment you pass through the security gates, you are captivated by the great Coral trees lining the meandering driveway. As you turn the final bend, the residence appears.”

Hosting six generous bedrooms and bathrooms across two flowing levels, this magnificent home is reminiscent of a French chateau.

Visitors are met with quite a sight once they step through the regal entry foyer. With luxury furnishings, cathedral ceilings and a huge double-sided fireplace, the formal lounge room is about as grand as it gets.

On the other side of the open hearth lies the formal dining area with a fireplace and an elegant chandelier above.

The lemon-coloured chef’s kitchen is equipped with a huge range of top-quality gas and electric appliances, multiple food prep and serving areas, three sinks, two dishwashers, an island bench, a walk-in pantry, and extensive cabinet storage.

At the opposite end of the ground-floor are two large bedrooms. They each have a spacious ensuite with a separate bath and shower.

Winding up a spiral staircase to the second level, visitors are treated to a stunning view of the lounge below.

There are four upstairs bedrooms, each connected to a private ensuite. Three feature loft spaces, including the master, which is oversized and has its own entry foyer.

The master suite is also equipped with new built-in cupboards, a twin ensuite with separate bath and shower, a steam room, and a gorgeous outlook across the countryside.

“There are two more living areas on this level,” John says.

“One is a relaxed family room, the other a beautiful library space that wraps around the chimney of the hearth below. Both are warm, refined and offer lovely garden views.”

To enjoy the view from outdoors, guests need only step onto the spacious upstairs verandah, which looks out over Urimbirra’s grounds to the rolling hills beyond.

Outdoors guests are spoiled for choice with countless areas for entertainment or relaxation.

Nestled into a European-style courtyard is a luxurious in-ground saltwater pool. The pool can be warmed by the same hydroponic system that runs underfloor and wall heating throughout the home.

Separate from the residence but close enough for convenient use are a three-bay garage and a lockable workshop. Both have built-in storage and are connected to power and water.

The garage hosts 40 on-roof solar panels and an upstairs creative studio with a view that glimpses the nearby ocean.

In the workshop building is a two-bay stable already fitted with rubber floors and auto-drinkers, supported by an external wash bay.

Other outdoor features include a tennis court, irrigated veggie garden and enclosed chicken coop, dog kennels with their own yard, and a garden shed.

Landscaped rock walls, lush lawns, timber sitting areas and solar-powered lighting blend the house grounds into fenced pastures beyond.

“Urimbirra is connected to town water, but also has approximately 90,000 litres of rainwater storage, a dam, and double frontage to crystal-clear Tilba Creek,” John says.

“This is a highly productive parcel of country with rich black volcanic soils that support a fertile pasture mix. It’s an ideal property for cattle or horses.”

A range of mature trees can be found throughout the pastures, including ancient figs, eucalypts, sassafras, mahogany, cedar and lilli pilli.

There are also two orchards on the property with more than a dozen fruiting varieties.

Shaded cattle yards are already set up with handling and holding yards, plus a crush, race, and ramp.

The property’s past owner was renowned West End theatre producer, the late Martin MacCallum. The property is offered with many extra inclusions in this sale, such as luxury and antique furniture, high-quality appliances, homesteading equipment, and a range of artwork and decorative pieces.

Urimbirra is a short two-minute drive from Tilba Tilba. The bustling seaside communities of Narooma and Bermagui are just 15 minutes away, and Moruya airport is well serviced with regular trips to Sydney.

‘Urimbirra’ at 49 Mount Dromedary Trail in Tilba Tilba will go to auction on Tuesday 5 August, 10:30 am. For more information, including a comprehensive memorandum, contact John Murray on 0475 053 869 or David Nolan 0447 278 236.
