Dreamy doesn’t even begin to describe the atmosphere at England’s Creek.

Located at 57 Butts Road, Murrumbateman, this 40-acre block hosts a three-bedroom, two-bathroom home defined by sunny, serene spaces.

The house itself was constructed over two phases. The first was built in the late 1980s and now serves as a bedroom wing. The second portion, brought to life by property designer John Armes, was constructed in 2011.

They are connected by a warm entry foyer, which welcomes guests into the home with a spectacular outlook over surrounding gardens, water features and the Murrumbateman countryside beyond.

“England’s Creek is a peaceful retreat set away from city life, yet conveniently located just seven minutes from Murrumbateman village and 30 kilometres from Canberra,” says sales agent John Lennie from Elders Murrumbateman.

“The standout for me has to be the expansive Baronial Hall-style living, dining, and kitchen area.

“Designer John Armes nailed the brief here. It’s solar-passive, filled with light, captures incredible garden views, and has a refined yet tactile atmosphere with creative visual lines, high coffered ceilings and sealed concrete floors.”

The modern kitchen comes equipped with stone benchtops, a stainless steel electric cooktop/oven, and soft-close cabinetry.

Behind it is a handy laundry and utility room, with plenty of extra storage space and internal access to the double carport.

The open-plan lounge and dining area stays comfortable no matter the season thanks to split-system air-conditioning and a built-in gas fireplace. It offers direct access to the north-facing patio and the covered alfresco area.

There are three spacious bedrooms. Two are equipped with built-in wardrobes, including the luxurious master suite, which also features an ensuite and dressing room.

Between them is a versatile study space that could serve as a casual rumpus room, an office, or a home library.

The homestead continues to shine outdoors where lush lawns are dotted with mature oak, ash and conifer trees, and the property’s namesake flows gently in the background.

“The gardens here are so expressive,” John says.

“There are a number of water features to enjoy alongside beautiful England’s Creek. The large pond behind the home has a lovely jetty. It’s a favourite with wild ducks and other native birdlife.

“You’ll never be without a shady spot to pull up a chair and sip on your favourite afternoon brew while the world goes by.”

Green thumbs are well catered for by colourful herb patches, flower beds and raised veggie gardens throughout.

Hobby farmers and equestrians will be similarly spoiled, with acres of fertile Murrumbateman pasture at their fingertips and an exciting opportunity to purchase the adjacent vineyard block.

As well as having dual-occupancy potential under RU1 zoning, England’s Creek neighbours the aptly named England’s Creek Vineyard.

Located right next door at 33 Butts Road, Murrumbateman, John notes that the 31-acre block is currently for sale by the same vendor.

“This complementary purchase would award a combined 71 acres of fenced land, including a productive, professionally established vineyard,” he says.

“Around 60 per cent of the property is free for whatever kind of mixed-use farming your heart may desire.”

The vineyard hosts more than 3000 vines, first established in 1995, and is carefully trellised into four irrigated blocks of Riesling and Shiraz varieties.

“It’s like your own little slice of Tuscany, just half an hour from Canberra,” John says.

“If you’ve ever wanted to dabble in wine production or are looking to add another holding of vines to your current portfolio, this is an ideal opportunity.”
