A beautiful family home with a small footprint, 4A Train Street in Broulee is a four-bedroom, two-bathroom property offering the kind of lifestyle people work their whole lives for.

One of the home’s greatest assets (and it has many) is its clever floor plan, which suits a family looking for an ideal coastal lifestyle or an empty nester wanting a beautiful home that isn’t difficult to manage.

“The design, with the main bedroom on the top floor with a walk-in robe and ensuite, means that it suits parents who want their own retreat upstairs, but it also means that empty nesters with adult guests visiting can have their own space downstairs,” said My Agent Team agent Peggy McAlister.

And with the private plunge pool at the side of the home, easily accessed from the downstairs suite, a visiting guest has a lot to enjoy.

“The second suite downstairs has a walk-in robe and opens directly to the outdoor space with the plunge pool, which is perfect for cooling off when it’s too hot but you don’t want to walk to the beach,” Peggy says.

This property takes advantage of beautiful surroundings at every step, bringing the sun in through large vaulted ceiling windows and skylights, while an entertaining deck provides the perfect spot to sit and enjoy the view.

“The deck is a great addition to the home, and it frames the whole living space. You can see the ocean through the pines on the right, and the high ceiling is made from Spotted Gum timber. It’s very much in sync with the coastal look. It feels like a rooftop bar. It’s a great space and with the barbecue, you could have some great Sunday afternoons there,” Peggy says.

The home is part of a duplex, with another home adjoined by one wall, but unlike many townhouses or duplexes, there are no strata or body corporate fees.

“Each of the duplexes is as separate as can be, and 4A is very private. You can’t even see the other home. Not even from the balcony,” Peggy says.

This property strikes a balance between being open and airy, with ample natural light, while also maintaining a sense of privacy.

It’s no exaggeration to say that this property has a perfect location. At first glance, it’s obvious that the home is poised to take advantage of sun and surf, but there’s a lot more going on than a cursory glance at the map would reveal.

“At the end of the street, there’s St Peter’s Anglican College, a prep to year 12 school with a great reputation, and there are other schools within walking distance,” Peggy says.

Supermarkets, cafes and shopping centres are within walking distance, making the home very convenient for day-to-day necessities. And some more exciting local spots are a short walk away.

“Broulee Brewhouse is just a half kilometre away. The Brewhouse is a really popular local spot, they’ve got live music and locally made beer, perfect after a day in the surf,” Peggy says.

Of course, the home’s greatest asset is the beach.

“North Broulee Beach is beautiful. It’s a great surfing beach and it’s dog-friendly. The pictures really speak for themselves here,” Peggy says.

A beautiful home designed to make the most of a perfect location on the beach, with everything you could need just a short walk away, 4A Train Street is a property that needs no hyperbole.
