Tucked away on a serene, elevated block by Braidwood’s southern edge is a property as regal in style as it is in name.

Standing proudly on 3263 sqm of land, historic ‘Yately House’ at 25 to 27 Monkittee Street was brought to life almost 140 years ago.

The colonial-era residence hosts no less than six bedrooms, bordered by huge living and dining spaces that ooze old-world grandeur.

Visitors are shepherded inside by a spectacular two-tier marble staircase.

Sales agent Luke Metcalfe says stepping over the threshold is like going back in time.

“Yately House is in largely original condition. There have been restorations and maintenance lovingly completed over the years, but it’s still very much a period home steeped in history,” he says.

“The entrance hall is incredible. You can’t help but look up at the towering ceilings, ornate cornices and elegant arches.

“Then you look down and see the deep, rich timbers underfoot, which carry into the immense living rooms on either side.”

There are three living rooms in total, each with a statement fireplace and large windows that overlook gardens well over a century old.

Moving past the front of the home, guests naturally gravitate towards the galley kitchen and dining room beyond. These spaces are humble yet inviting, with rustic timber features, practical appliances and plenty of natural light.

“All six bedrooms are generously sized with lovely garden views,” Luke says.

“The first is to the front of the home, with the rest central. Four have their own fireplace, which is a really lovely feature of historic residences like this one.”

The original housekeeper’s quarters host the sixth bedroom, alongside a handy ensuite and storage space. The main bathroom is centrally located near the interior bedrooms.

The grounds of Yately House are defined by their impressive age. From the oversized, wrap-around verandah, visitors can look out over gently sloping lawns and landscaped areas bordered by stone retaining walls.

Two 140-year-old cedar trees guard the front of the home. They are one of Luke’s favourite features on the property.

“They stand like sentinels, absolutely magnificent,” he says.

“A range of other mature plants and established hedges surround the home, lending themselves to privacy and providing lovely shade in summer.

“There’s plenty of extra space too, so if you wanted to set up a veggie patch, nursery-style gardens or even a small orchard, you could.”

A number of outbuildings add practical value to the residence, including a double carport and sizeable workshop.

The original brick outhouse has its own rustic charm, now repurposed as a little garden shed.

Yately House is set on the peaceful fringes of town, a short walk from Braidwood’s recreation grounds. Being a corner block backing onto horse agistment paddocks, the property has only one direct neighbour.

The centre of town is also within walking distance, offering plenty of small businesses and boutiques to explore alongside the famous Braidwood Bakery.

“This is a spectacular residence with a whole lot of historic character. You could absolutely restore the home and live here,” Luke says.

“But Yately House would also make a wonderful guest house, wedding venue, restaurant, or gallery space with the right approvals. The property is just waiting for that special someone to come along, recognise its beauty, and give it new life.”
