“The courtyard acts as a centrepiece for the entire home,” Pat says.

“It’s beautifully sunny this time of year, featuring a stainless steel island bench with a built-in barbecue and sink.

“There’s also a handmade brick pizza oven. We all know wood-fired pizzas are a huge crowd pleaser, so this makes gatherings with friends and family a breeze.”

Additional features include an outdoor shower, a custom Corten steel storage shed, and a large carport.

This home is just a five-minute walk from one of the best beaches on the South Coast.

Broulee is a relaxed little town that is equally popular with permanent residents and holidaymakers.

South Brou Cafe and the Broulee Brewhouse come highly recommended for food and drink. Locals visit Train Street Central for groceries, retail, beauty, fitness and health services.

Pat describes the village as family-friendly and easygoing, with a lively social atmosphere centred around the ocean.

“You often see kids riding their bikes to and from school, sometimes with their surfboard under one arm,” she says.

“North and South Broulee are ideal for swimming or surfing, and Shark Bay is a calm, clear spot to snorkel.

“Further up the coast are the long sandy shores of Tomakin, Barlings, and Malua Bay, or you can pop down towards Moruya Heads to explore tidal rivers and hidden coves such as Shelly Beach.”
