Ginninderry Joint Venture has announced the release of 83 blocks on a unique stretch of land that combines premium views, privacy and direct access to the surrounding conservation corridor.
Macnamara Ridge is located on a peninsula where the last of the suburb’s urban development quietly gives way to nature.
Ginninderry’s Marcus Mills-Smith says the new release offers a rare chance to secure a block in one of the most breathtaking and tightly held pockets of the estate, where the views and nature are quite literally at your doorstep.
“It’s an extension of Macnamara as we know it, with a wonderful backdrop of the Brindabellas and a peninsula feel as the last bit of urban area, surrounded by wonderful landscaped spaces before you get to the conservation corridor,” he says.
“It’s a tall ridgeline on this side of the Murrumbidgee, so the views from many blocks are spectacular. Some will include glimpses into the valley.
“You can wake up, walk out the door and greet the Brindabellas.”
The release comprises block sizes from 504 sqm to the family-sized 873 sqm, priced from $595,000 to $900,000.
Macnamara Ridge has easy access to neighbourhood parks, including the future Macnamara Neighbourhood Park which, once complete, will be of similar scale to the celebrated Paddy’s Park in Strathnairn.
The local centre will be 1 km away, and there’s also easy, safe access to the local school via a picturesque off-road path along the conservation corridor.
“You only have to cross the road once to get to the school,” Marcus says.









For blocks exchanged by 30 June this year, Ginninderry will rebate stamp duty for eligible buyers, easing the financial pressure at settlement and making it more achievable to secure a premium block with expansive views before the end of the financial year.
The blocks are expected to attract similar levels of demand as previous Ginninderry releases.
“We’ve had two retail releases since late last year. The first — 28 blocks — all sold the weekend of release. Of a more recent release of 78 blocks, 50 sold that weekend,” Marcus says.
“Confidence is growing day by day, and in a market like this, it’s an extraordinary result for the capital region,” Marcus says.
“It’s a vote of confidence not just in what we’re offering, but also how the blocks are priced in consideration of the market.”
Ginninderry’s approach to navigating the local topography has been to follow the contours of the land at the edge of the conservation corridor.
Some of the sloped blocks at Macnamara Ridge will offer “pre-benching” (terracing the land before sale), as well as retaining walls, making it quicker and easier for future owners to build, with savings of up to $64,000.
Marcus says this sets owners up for a split-level design that makes the most of the space.
“I think sloped blocks can sometimes have negative connotations, but at Macnamara Ridge, it can facilitate a pretty extraordinary design outcome — one that can uphold the views you have on your doorstep,” he says.
“We have pre-benched several blocks to simplify the building process and facilitate garage-under designs, where you drive into the garage at the front, and then most of your living is upstairs, looking out at the views.
“We believe it will result in a superior design outcome, and something the purchaser will enjoy.”
Marcus said purchasers are likely to be maturing families or “right sizers”, but regardless of who they are, they’re probably looking for their forever homes.
“We think these will be very tightly held, cherished blocks,” he says.
