You might think Canberra’s inner city has nowhere left to go besides up, but there’s a new mixed-use precinct on the way with grand plans to exceed everyone’s expectations.
‘Newlyne’ stretches across nine hectares of land at the former Yowani Clubhouse site on Northbourne Avenue, Lyneham.
The thoughtful design includes 15 architecturally diverse buildings, anchored by the aptly named Central Park, which will span over 10,000 sqm.
The northern side of Central Park will be bordered by a commercial centre with ground-floor retail.
Open-air environments and sustainable landscaping will flow throughout it all, making up 30 per cent of the precinct’s total footprint.
Kicking off construction are three residential buildings: Moiré, Mattone and Mason.
Following the natural curve of Sullivans Creek, Moiré, Mattone and Mason will offer more than 160 residences between them. A mix of apartments, penthouses and townhomes will be available, ranging in size from one to five bedrooms.
They’ll be joined by Sense of Yowani, an elegant retirement living community with direct light rail access and sweeping parkland views.
Newlyne is the brainchild of TP Dynamics, the team behind Bruce Precinct, Dickson Village and Giralang’s G+ building.
Sales and marketing manager Kenneth Kong said it’s only fitting that Newlyne’s first property release will be its most exclusive.
The Moiré collection will include 54 generously proportioned apartments and penthouses, each equipped with either a large courtyard or an elevated balcony.
There will be just three to seven homes per floor.
“Moiré is a premier offering designed to suit the most discerning of buyers,” Mr Kong said.
“These homes are well above average size for Canberra’s inner city. One-bedroom apartments in the market average around 50 sqm; our smallest start at 69 sqm.

Moiré’s architecture will frame mountains, parklands and cityscapes from every angle with oversized windows and elevated ceilings.
Buyers are spoiled for choice with adaptable floor plans, luxury upgrades and multiple interior colour schemes.
Materials, fixtures and finishes are all of the highest quality: stone benchtops, wool carpets, custom joinery, and Miele or Fisher & Paykel appliances reflect the project’s refined finish.
Moiré is a gated development with exclusive resident access, supported by private lifts, secure basement parking and a video intercom for extra peace of mind.






Newlyne also benefits from an all-electric design focused on sustainability and forward-thinking infrastructure.
The project includes extensive water retention systems, on-site solar and a community battery, EV charging stations, district heating, full insulation, and double-glazing on all windows and doors.
These features are just part of a precinct-wide commitment that led to Newlyne’s certification as a five-star Green Star Community.
TP Dynamics’ managing director Tony Pan said the rating reflects the group’s broader commitment to both people and planet.

“This certification formalises our existing commitment to creating sustainable environments that enhance wellbeing and contribute to the wider community.”
Yet another milestone for Newlyne was the official launch of its Experience Centre.
The centre offers visitors unique insights into the quality, materials and design standards across Moiré, Mattone, Mason and Sense of Yowani.
Also on display is a detailed model showcasing Newlyne as a complete concept.
Chief Minister Andrew Barr and Yowani Country Club president John McCullagh joined Mr Pan to cut the ceremonial white ribbon.
“This centre represents a bold step forward for the community,” Mr Pan said.
“It allows people to step inside and experience what life in this part of Canberra could become. For many, it offers a new way of thinking about urban living.”







There’s a reason Canberra is known as the bush capital; blending natural and urban environments is something our city does quite well.
Newlyne promises to build on this even further. The precinct will keep sustainable, connected living firmly front of mind as it continues to evolve over the next eight to 10 years.
In its final development stage, Newlyne will introduce a landmark hotel to the precinct … though what it will look like remains under wraps.

The Newlyne Experience Centre is open from 9 am to 4 pm every weekday at 455 Northbourne Avenue, Lyneham.
