Upsizers and first-home buyers flocking to Jacka's latest land release

Canberra’s second all-electric suburb is a hive of activity this winter, with buyers showing great interest in the site’s latest land release.

Jacka is a small-scale, sustainable neighbourhood nestled between Taylor and Bonner, about 20 kilometres north of the city centre. The suburb will eventually host around 1800 people across 700 homes, offering a mix of single residential houses, townhouses and apartments.

Jacka’s latest land release offers a variety of block sizes, with prices starting at $519,750. This appeals to first-home buyers in particular, as well as upsizers from neighbouring suburbs.

The decision to move from Moncrieff to Jacka’s village-style community was an easy one for Prahlad Aryal and his family.

“I was looking to build a two-storey house on a spacious block, ideally on the northern side of Canberra to stay close to family and friends,” Mr Aryal says.

“Jacka appealed to me because there’s already a strong sense of community and focus on sustainability. It’s also close to my kids’ high school with loads of amenities nearby, so it felt like the perfect fit for my lifestyle and future plans.”

Mr Aryal spent a week deciding which block to buy, with the help of his builder. He says the settlement process was efficient and stress-free.

Jacka’s motto, ‘It’s in our nature’, champions a community at one with its natural surroundings.

Around 70 per cent of Jacka has been dedicated to open space for active travel networks, netball courts, wetlands, outdoor play areas, and more.

Mature trees have also been preserved throughout, supporting a biodiverse habitat for local native species and a true ‘bush capital’ experience for residents.

Christine Luchetti is the program manager of residential sales and asset solutions at the Suburban Land Agency. She says Jacka was designed to embrace diversity, innovation, sustainability and close community ties from the very beginning.

“Jacka’s sustainability focus attracts environmentally conscious families. We receive many questions related to the impacts of climate change, and it’s clear that future Jacka residents are keen to reduce their carbon footprint,” Ms Luchetti says.

“Buyers are typically in their late 30s to early 40s, some with young families.

“There’s a growing trend toward building multi-generational, resilient homes. Buyers want spaces that can comfortably accommodate aging parents or allow them to age in place, with accessibility features planned from the outset.”

Sustainability rebates have also been a massive drawcard, with up to $14,000 available across two generous programs.

The first supports energy-efficient homes and is worth $7000. A sustainable landscaping rebate of up to $7000 is also available, encouraging residents to plant a climate-wise front garden.

Each rebate has a set of eligibility requirements attached, which can be viewed at Suburban Land Agency: Rebates and initiatives.

Mr Aryal is excited to see his family enjoy their new home in Jacka. He has already volunteered his time to foster connections between community members, a mission he shares with the Suburban Land Agency’s Mingle program.

“We have a very close-knit and connected community across the northside suburbs of Taylor, Moncrieff, Jacka and Bonner,” Mr Aryal says.

“We often hold social events like BBQs and friendly gatherings at Moncrieff Park, which has become a great meeting spot for us. I’m looking forward to hosting more in Jacka; it’s always heart-warming to see new friendships form between neighbours.

“Building these connections strengthens our neighbourhood, and I’m proud to be part of such a genuine community.”

Visitors can meet the Suburban Land Agency sales team and tour a range of sustainable homes for inspiration at the SLA Display Village. The village is located at 3 Klaus Moje Street, Whitlam, and is open Thursday to Sunday, 10 am to 4 pm.
